Brad Moore started Fair Market Value Advisors and has developed a close working relationship with a local property tax attorney. Brad started his career in appraisal in 2003 and has focused nearly 100% of his work in the multifamily housing sector since 2011. 

 

While Brad continues to have an appraisal practice, he decided to branch out his services and started Fair Market Value Advisors in 2018.

 

Specifically, Brad has focused on senior assisted living housing tax appeal since the challenges of allocating out the business value from real estate value are complex. There continues to be a need for tax appeal review as this asset class continues to change and the integration of health care services continues to blur the line of what is real estate and what is business services. 

With Brad's valuation background in multifamily apartments and assisted living, he can identify business services and quantify the differences through the use of benchmarking.

 

Brad's knowledge of the current multifamily markets and valuation trends enables him to provide clients with market insights without having to rely upon third party consultants.

 

Having comp data readily available helps provide the support necessary to review property assessments. Both Brad and the local assessors are appraisers by trade which provides a commonality and understanding of one another's work product.

This appraisal commonality aides in negotiations as there is an understanding of the assessor’s work and an ability to speak their language. 

Brad's work experience includes various property types within the multifamily housing sector that include apartments, townhomes, cooperatives, senior IL/AL, MC/CS, Section 8, Section 42, Rural Development, tax credit syndication, tax increment financing (TIF), and various other types of assignments.

 

No multifamily property is considered too difficult to evaluate.

Brad earned a Bachelor of Science degree in Real Estate from the University of Saint Thomas in 2003. He has held a MAI designation from the Appraisal Institute since 2011.
